Montenegro’s Ski Capital Offers New Residential Investment Opportunities

Montenegro’s Ski Capital Offers New Residential Investment Opportunities

Montenegro is a small country with a big vision. Twenty years ago, it set out to attract developers of homes, hotels, and resorts, and that strategy is now creating some exciting opportunities for those looking to buy a home abroad.

To date, the development of second homes has been focussed mainly on the coast, but now some exciting investment opportunities are opening up inland in Montenegro’s ski capital and fastest-growing city, Kolašin.

Terra Homes is developing a peaceful and sustainable sanctuary of new homes in the city that has recently received international recognition.

Since joining NATO in 2016, Montenegro’s real estate sector has seen unprecedented growth due to a surge in foreign investments. There is a low supply and a growing demand for luxury real estate properties, with investors able to benefit from many tax incentives* and an attractive return on investment.

Buying a property also entitles the foreign owner to a temporary residence permit if the intention is to stay for more than 90 days, with the right to permanent residency after five years. In addition, Montenegro could join the EU in 2027.

In breath-taking Kolašin, Montenegro’s vibrant mountain city, there has already been a huge investment into tourism, with a further €700M planned. With spectacular mountain views and access to 45km of world-class ski trails, this location defines natural beauty.

Terra Homes in Kolašin is Ena Capital’s latest award-winning real estate investment opportunity. Eight eco-friendly two- and three-bedroom properties make up this secluded sanctuary immersed in an unspoiled environment; prices start from €750,000.

The modern villas encompass a country home feel and seamlessly blend sustainability with contemporary finishes through stylistic features such as exposed concrete, panel wall décor and an open wooden rafter system, adding character and warmth.

Ms Evrim Yaman, founder and owner of Ena Capital, said“We’re delighted to bring a brand-new, unique real estate investment opportunity to Kolašin and proud that the scheme has been recognised as a winner by the International Property Awards. The city is spectacular and a main driver for ski tourism in Montenegro, meaning it’s central to financial growth, offering wonderful benefits for investors.

“The modern villas are secluded in natural beauty and have the perfect mix of a central location, sunshine and mountains. Montenegro is one of the few places where you can lounge on a sandy beach in the morning and within an hour or so, be in the mountains. Terra Homes is a stylish and peaceful community of homes with incredible views.

“We set out to honour Montenegro’s natural beauty while offering something truly valuable to those who invest in it. To know that we’ve created something that will stand strong for generations is the real reward and a step forward in shaping the future of sustainable, thoughtful living.”

The villas are designed with sustainability in mind. The project team selected eco-friendly, sustainable materials that don’t contain any synthetic components. Reinforced concrete, aerated concrete, and solid wood were used for wall and roof structures.

At the same time, local natural stone was used as a facade material to reduce transportation costs and the environmental impact of any harmful substances associated with transporting heavy materials.

High-performance glass and energy-saving insulation materials minimise heat loss. Orientation towards cardinal directions ensures reduced loss during winter and conserved resources for cooling in summer.

Solar panels power some of the electricity, pellet boilers provide heat, and electric boilers provide hot water. Underfloor heating with a lower temperature provides an eco-friendly solution compared to high-temperature systems. All these methods work together to make the villas more energy-efficient.

Each property will feature a private outdoor Jacuzzi, sauna for ultimate luxury, barbeque area, and secluded garden. Two allocated parking spaces will be provided per home, and there will be a children’s playground for the Terra Homes community to enjoy.

Nearby Lake Biograd is a stand-out attraction for visitors. Located in National Park Biogradska Gora, one of Europe’s three preserved virgin forests, the exquisite lake is at 1094m altitude and surrounded by three walking paths. The city also has direct access to the country’s capital, Podgorica.

Montenegro offers a rich history and culture. From ancient walled towns and a UNESCO-protected national park to Europe’s deepest canyon and stunning fjord, it’s perfect for those purchasing a second home overseas.

The nearest airport to Kolašin is Podgorica (TGD) Airport, 55.6 km away. Direct flights are available from London, Manchester, and Birmingham.

Prices start from €750,000 for a two-bedroom villa. For more information, visit www.enacapitalpartners.com/project.
